We present WITKAC Residence by Aries - a unique investment in Zakopane located in the heart of the Tatra Mountains. This is an attractive business model for investors looking for apartments with the highest standard of finish located in a prestigious location.

We have made every effort to ensure that the investment project expresses respect for the heritage of this unique place. The result of our work is an exclusive hotel with condo-type apartments finished to a 5* standard, the construction of which will be completed in the fourth quarter of 2024. An apartment can be purchased for your own needs as a so-called second home or you can benefit from a 50% share in the revenue generated by the investment by signing a lease agreement with the Operator.


Unique apartments

WITKAC Residence by Aries will offer investment apartments fully equipped to the highest standard with an area of 50 m2 to 76 m2. For the convenience and comfort of the residents, the hotel will include: a wellness area with a jacuzzi and saunas, a lobby bar, a café and a ski room. In addition to numerous amenities, the facility offers its residents a creative space for quiet work, which will allow remote working at the hotel.

The investment has designed apartments with viewing terraces from where you can admire the sunsets over the Tatra peaks.

WITKAC Residence by Aries will offer apartments that will exude a unique atmosphere. We have achieved this effect thanks to the combination of timeless, elegant colours: warm ecru, cinnamon brown, cool white and subtle grey. The panoramic view of the Tatra peaks will direct your imagination on the fairy-tale world of the mountains.

Business model

The business model of the project provides for two purchase options:

MODEL 1 - for your own needs as a so-called second home

  • The owner enjoys unlimited use of their apartment
  • They have the option to change the contract to Model 2 at any time
  • The owner covers the cost of the utilities and the property maintenance, fees for the Renovation Fund, the premises insurance and the property tax
  • Ask about the selected apartment
  • The apartments are offered with a turnkey finish (for an additional fee).

MODEL 2 - investment. It assumes that the apartment is handed over to the hotel for management with a 50/50 division of rental income

  • The owner can reside for up to 14 days a year in their own apartment as part of the so-called owner’s stay *
  • The owner of the apartment receives rent constituting a proportional share of 50% of the income from the rental of the hotel apartments, reduced by 3% for the Renovation Fund
  • The hotel operator covers all costs of running the business
  • The owner covers the costs of real estate tax and the insurance of the premises

* a day, as part of the owner’s stay, is associated with an administrative fee for the use of the hotel apartment

History of the place

WITKAC Residence by Aries is built at the foot of Wilcznik Hill - a place with an incredible history.

From the beginning of the 20th century, part of the hill was used for recreational and sports purposes, eventually becoming a popular place for the first skiing and sledding trials for the local population. The hill hosted competitors in the World Ski Championships in classic skiing twice (in 1929 and 1939).

A popular folk art fair was organised in the immediate vicinity, during which local artists presented the regional handicrafts.

The power of the charming hill and district attracted the intellectual elite for years. In 1913, Józef Piłsudski spent the summer here, and Władysław Reymont took part in the spiritualistic séances in one of its villas.

Today, the name of the hill is no longer used, but to commemorate the place, the name of the street where the WITKAC Residence by Aries is being built has remained.

Zakopane - the attractiveness of the location that pays off

Zakopane is the undisputed capital of the Tatra Mountains and the most captivating mountain resort in Poland, which has been popular with tourists for over a hundred years.

It is an international sports centre, as well as a true cultural melting pot, where local folklore and the richness of the Podhale tradition mix with the artistic avant-garde.

WITKAC Residence by Aries is located a few minutes’ walk from Krupówki - the main tourist artery of the city, full of atmospheric restaurants, cafes, art galleries and shops with the local handicrafts.

The area is full of life: exhibitions in the Karol Szymanowski Museum in the Atma villa, performances in the Witkacy Theatre, the Museum of the Zakopane Style in the Koliba villa, and a little further away - a historic wooden chapel on Jaszczurówka.

The fashion for Zakopane does not fade - today the city is one of the most popular tourist destinations on the map of Poland, and its attractions are still developing. During the most crowded weekends, up to 250,000 tourists stay in the city at the same time.
